Can I Charge My Tenant Cleaning In Arizona

I recently moved upward to Flagstaff, my to the lowest degree was up on my one-time apartment at the terminate of March.

Today I got a letter in the mail from my previous apartments detailing charges I am supposedly responsible for.

We left the flat in the same status nosotros rented it in, the carpets were actually cleaner when we left since we had them cleaned a few times. The rest of the apartment was left spotless, just like how it was when we moved in.

I was charged a $120.00 cleaning fee, and on top of that they are trying to charge me for carpet cleaning of $50.00.

When I moved in I paid a "sure deposit" of $125.00 that was supposed to give me a $750.00 bond for whatsoever damages to the flat. Why wouldn't this "bond" encompass the supposed amercement?

They said if I don't pay, I volition be sent to collections, and they are refusing to drop the charges.

Any ideas?

Did you ever resolve this state of affairs? If so, how did it go? I'thousand trying to research the aforementioned exact issue. I left the apartment in better shape and the apartment says this is a usual fee. It's the exact same story as I also paid a sure deposit up front which covers $800 of whatever damage.

The same thing happened to me fifteen yrs ago. I actually left the apt cleaner than information technology was when I moved in. They had left a mess in the kitchen. When I went to the office to have the director go thru the apt earlier leaving she was "busy" and said she was sure information technology was OK. I also had paid a cleaning/security deposit when moving in.

A couple of months later I got a cleaning bill. Outraged I called them up. They claimed there was a water bottle in the refrigerator. When I asked about the mess they had left me to clean upwardly when I moved in she didn't have much to say but withal wanted the cleaning bill.

I didn't pay it. I told her I wouldn't on the phone. I later told the collection agency what I told her and told them to never call me once again. Yes, my credit rating took a hit. But I was yet able to get a machine loan 2 yrs later. I did have to explicate it to the loan mgr at my bank. I also told her I wasn't going to pay the pecker anyhow. Peradventure information technology wasn't the smart thing to do but...

I read somewhere the best idea is to take someone get thru the apt with you lot when y'all move in and when you lot move out. Take pictures, certificate everything. I never did. I don't know if it would help or not.

The surety bond pays amercement to the apartment management visitor if you trash the flat and exit in the centre of the nighttime it does not cover cleaning and normal wear and tear

Pay it or it volition follow you forever and the fees will increase, they have barrels of coin and unlimited time to brand your life miserable and your funds and time are limited. Fifty-fifty if you fight and win it is not worth the fight for 200.00 they know the constabulary and the loopholes, practice you lot?

Many properties accuse fees regardless, knowing they shouldn't but if you have a large complex with fifty moves a year and score an extra $150 on each one, that'southward a squeamish clamper of change.

I am a landlord, and eviction specialist. I accept a series of photos when I practise the physical turn over of the property to my tenants, and again upon move out. I ever recommend if they want that they should take photos as well. Nobody always does.

We screen very advisedly and have very little amercement. My last two motility outs take left their places spotless. We prefer to practise the carpet cleaning to ensure information technology'southward washed right. Nosotros charge a reasonable fee ($60-95 depending on the apt) and provide detect upwards front end during the application and lease signing process. We also crave annual carpet cleaning at a minimum (our coiffure). This avoids a huge amount of problems, most tenants like it (saves them hassle) and those who don't, don't live here long anyway.

What about normal article of clothing? I think the Arizona law addresses this. Just considering you lot charge it, doesn't hateful it is legal.

I'm dealing with a mess hither where I live: the property owner "fired" the management company and the owner made NO endeavour to contact us. This happened about half dozen weeks ago so we walked away and rented another place. IMHO what the possessor did is illegal especially since we DON'T know their names and can't contact them.
